Damp and humidity in a Spanish villa are the slowest problems you own. Nothing bursts, nothing alarms, and nobody calls you. The house simply spends four or five months breathing coastal air behind closed shutters, and by the time you return the evidence is on the walls, in the wardrobes and in the smell of the rooms you use least. On the Costa del Sol this is the single most common form of damage to a residence that stands empty, and it is almost entirely preventable.

This article explains how moisture behaves in a closed house near the sea, which parts of the building give way first, what should be running while you are away, and what putting it right tends to cost. Figures are indicative and vary by property, exposure and construction.

What damp and humidity in a Spanish villa actually means

Owners tend to use one word for three different problems. Condensation is airborne moisture settling on cold surfaces. Penetrating damp is water entering through the fabric of the building, usually at a joint, a terrace or a roof detail. Rising damp draws groundwater up through the structure at ground level. They look similar on a wall and they are corrected in entirely different ways, which is why a dehumidifier can quietly run for two years without touching the actual cause.

The distinction matters most in a house that stands empty. An occupied residence is ventilated, heated and observed several times a day. A closed one is none of those things. Air stops moving, temperature stratifies between floors, and moisture that would normally be carried away simply collects on the coldest surface it can find. That is usually an external north wall, the back of a fitted wardrobe or a room on the lower floor.

Why the Costa del Sol climate is deceptive

The coast reads as dry, and for much of the year it is. Relative humidity along the shoreline nonetheless sits around 65 to 75 per cent through large parts of the year, and it climbs in the evenings and through the autumn rains. A property within a few kilometres of the sea carries salt in that air, which accelerates corrosion on ironmongery, hinges, rails and external fixings.

The awkward season is not summer. It is the shoulder period from late October to March, when the building has cooled, the rain arrives in short heavy episodes and the house is at its emptiest. Owners who visit in July and August form an impression of a dry, warm residence and never see the months in which the damage is done. That gap between what you observe and what the house experiences is the whole problem, and it is one of the reasons a residence benefits from structured maintenance through the whole year rather than attention around your visits.

The three sources, and how differently they behave

Condensation, the one you create yourself

Condensation is a function of moisture in the air meeting a surface below dew point. In a closed house the moisture has ordinary origins: residual water in the structure, a pool or garden immediately outside, a bathroom trap that has dried out and is venting the drain, or simply humid air that entered when the last person left. With no ventilation and no heating, it condenses and stays. Mould follows within weeks, not months, and it appears first in still corners where air never moves.

Penetrating damp, the one that follows the rain

Flat and terraced roofs are common in this market and they are unforgiving. A failed membrane, a blocked outlet or a lifted tile lets water sit rather than run away, and the first sign inside is a stain on a ceiling below. Terrace and balcony junctions behave the same way. Because the heavy rain here arrives in short bursts rather than steady drizzle, drainage that copes for years can be overwhelmed in an afternoon.

Rising damp and ground water, the one people misdiagnose

Lower ground floors, basements, garages, wine rooms and plant rooms sit against earth that holds water long after the surface has dried. Where the tanking or drainage was imperfect, moisture moves through the slab and up the wall. It is usually recognised by a tide mark at a consistent height and by salts on the plaster. This is structural work, not a housekeeping matter, and it does not respond to ventilation.

Where a closed house gives way first

The pattern repeats across properties. Fitted wardrobes against external walls, because they trap still air behind a solid back panel. Guest bedrooms that are closed and never opened. Lower ground floors. Leather, textiles and artwork, which absorb moisture and mark permanently. Ironmongery, tracks and pool equipment near the sea, which corrode faster than owners expect. Shutters and glazing seals, which fail quietly and then let water in at the next storm.

Books, wine and anything stored in a cupboard tend to record the problem before the walls do. If you return to a house that smells of enclosed air rather than of nothing, the residence has been telling you something for some time.

What the house should be doing while you are away

An empty residence is not meant to be sealed. It is meant to be managed. In practice that means a small number of things happening reliably rather than an elaborate system nobody maintains.

  • Cross ventilation on a fixed schedule, opening the house for a period during dry daylight hours rather than at dusk when the air is wettest
  • Interior doors and wardrobe doors left open, so air is not sealed into the coldest cavities
  • Heating or air conditioning held at a low background setting through the cold months rather than switched off entirely
  • Traps and gullies run so they do not dry out and vent drain air into the house
  • Dehumidification in the rooms that are structurally prone, emptied and checked rather than left to fill
  • Roof outlets, terrace drains and gutters cleared before the autumn rain, not after it

None of this is complicated. All of it requires somebody physically present at intervals, which is the part that quietly fails when a residence is looked after by a neighbour, an occasional cleaner or a supplier who attends only when called. The value of a documented attendance record is that it turns intention into evidence.

Ventilation, and the mistake of closing everything

The instinct on leaving is to shut the house tight against intruders, dust and heat. It is understandable and it is the wrong instinct for moisture. Security and ventilation are not in conflict once the property has secure shutters, grilles or a monitored system, and a house that can be safely opened for two hours a week behaves very differently from one that is sealed in October and opened in April.

Where the residence cannot be opened safely, mechanical ventilation or a controlled dehumidification regime does the same work at a running cost. Both approaches assume somebody attends. Neither works as an instruction left with the key. Running costs and the price of putting it right, as an indication

Prevention is inexpensive relative to correction. As an indication only, and with wide variation by property:

  • A domestic dehumidifier run intermittently through the winter months: in the region of 60 to 200 euros a year in electricity, depending on unit and hours
  • Background climate control in the cold season at a low setting: often 300 to 800 euros across the winter for a larger residence
  • Redecoration of a single affected room after mould: commonly 600 to 2,000 euros once preparation and specialist treatment are included
  • Terrace or flat roof waterproofing to a defined area: frequently 60 to 140 euros per square metre
  • Replacement of a fitted wardrobe interior damaged by mould: often 1,500 euros upward

Actual figures differ by property, exposure, construction and specification, and any quotation should be taken on its own merits. The point of the comparison is the ratio rather than the numbers. The electricity that keeps a house dry through a winter is usually a fraction of the cost of one redecorated room, and it does not carry the loss of use or the disruption of works while you are trying to enjoy the residence. What an inspection should record

A visit that produces no record is close to no visit at all. An attendance that is worth paying for reads humidity in the rooms that matter, not just in the hall, and it writes the readings down so a trend becomes visible before a stain does.

  • Relative humidity by room, taken at consistent points and dated
  • Condition of ceilings and walls below terraces, roofs and bathrooms
  • State of roof outlets, gutters and terrace drainage
  • Wardrobe interiors, lower ground rooms and any store that stays closed
  • Whether traps have been run, and whether climate control is operating as set
  • Photographs of anything that has changed since the previous attendance

Over a season that record tells you which room is the weak one, which is worth far more than a general assurance that everything is fine. When the residence is let

Letting changes the moisture profile rather than removing it. Guests use showers heavily, dry towels indoors, run air conditioning against open doors and leave the house closed between stays. A property in selective use can move between heavy occupation and complete stillness several times in a season, which is harder on the building than either state alone. What owners most often overlook

Three things, consistently. The first is that a house left at a constant low temperature is cheaper to protect than one allowed to go cold and then heated hard on arrival, because the fabric itself holds the cold and keeps condensing. The second is that the smell of a closed house is not a housekeeping failure but a reading, and it should prompt a humidity check rather than an air freshener. The third is that the person who attends matters more than the equipment installed. A dehumidifier that filled in November and stood idle until March did nothing for the four months that counted.

What humidity level should I keep in an empty house in Spain?

A relative humidity between roughly 45 and 60 per cent is generally regarded as comfortable for a building and its contents. Sustained readings above 65 per cent in a still room are where mould risk rises noticeably.

Not continuously in most cases, but a low background setting through the cold months is usually more effective and less costly than allowing the house to go fully cold. The right approach depends on the property, its exposure and its systems.

Is a dehumidifier enough on its own?
